The Bend Real Estate market is recovering!
It's been a tough haul, but the real estate crash which started in the fall of 2007 in Bend, Oregon has not only diminished, but reversed course. 2012 was a big year for the local real estate scene, in which price gains of 15% were seen almost across the board. The number of Bend homes for sale has dropped dramatically, and we are experiencing the lowest number of homes on the market since the boom started in 2004. The market stayed abnormally strong through the winter of 2012, and in the spring, the market saw monthly price increases not seen in years. Note: Foreclosures, short sales and HUD Homes for sale peaked in 2010, with the local Bend market experiencing a decline in the number of distressed properties for sale in 2011, and even less distressed properties in 2012. This trend will not change for 2013.The Bend Real estate market is healthy, with many active buyers willing to pay more than the list price on a good home. Multiple offers are common place, and many Realtors are desperate for listings. It is not uncommon now to go through Bend neighborhoods without even one active listing for a buyer to purchase. 2013 will prove to be a challenging year for buyers, in which low inventory and multiple offers will more than likely dominate the Bend real estate scene.
